Lease Term: Most leases are a one year term. and each building has a specific lease expiration date. (4/30, 5/31, 6/30, 7/31)
Security Deposits: We DO NOT charge security deposits. No money will be refunded at the end of your lease.Rent Payments: All rent payments must be made electronically through the Tenant Portal, and are free if made via eCheck.
Pets:
If you have a pet there will be at least a $50 per month increase in rent.
We have no size limits on dogs, but they must be non-aggressive. We must be able to enter the apartment without you being there.
Smoking: All our apartments are non-smoking. You will be charged for painting and cleaning if smoking occurs in your apartment.
Utilities: You should sign up for Electric and Gas service as soon as you sign your lease to avoid a service disconnection and extra charges. Give them your move-in date and you will not be charged until then. ComEd - Electric 800 334-7661 Peoples Energy - Gas 866 556-6001
Internet & TV:
AT&T: (866) 861-6075 or (708) 682-6676 and Comcast: (866) 594-1234 provide good service to all of our buildings.
Satellite Dishes are NOT allowed on any of our building due to the problems it creates.
- Application: One application filled out for each applicant.
- Driver's License & Pay Stub: a picture or scan uploaded to the online system for each application.
After we receive, analyse and approve all of your application info, we will send you a link to pay the 3 fees below.
- Application Fee of $50, for each applicant.
- Admin Fee of $350, for each applicant.
- 1st Month's rent to secure the apartment.
Your entire payment is Non-Refundable, unless your application is rejected, in which case you will receive everything back but the Application Fee.
